Ras Um Sid: the area guide — lighthouse, cliff and the reef beneath the windows

Sharm's oldest residential corner and the only one where a home's value rests on the reef below. How the area is laid out, how it differs from Hadaba, who it suits, what is for sale and why the main question at a viewing is the stairs to the water, not the metres to it.

Ras Um Sid is the headland at the southern tip of the peninsula, marked by a lighthouse. A few metres from the rocks the seabed drops away in a coral wall, and it is because of that wall that the area became what it is: people came here to dive long before most of Sharm was built. It is the oldest residential corner of the town and the only one where the value of a home rests on something that cannot be built anywhere else — the reef beneath the windows. This article is about how Ras Um Sid is laid out, how it differs from neighbouring Hadaba, who it suits, what is for sale and what to check at a viewing, where the main question is not the metres to the sea but the stairs down to it.

Where it is and how it is laid out

A cliff runs along the shore; above it, hotels and residential buildings; below it, the water, reached by stairs and jetties. By the lighthouse the streets are dense and walkable; further inland they merge into the Hadaba plateau, of which this area is in substance the southern edge — the boundary is not always visible on the ground, and some listings call the same building Hadaba one day and Ras Um Sid the next. Naama Bay and the Old Market are near: close enough to both and far enough to be quiet at night. The airport is about 25 minutes away according to our directory — further than from any other area. Sunsets here face the open sea and Tiran — the practical reason some buyers look only here.

The reef that decides everything

The coral wall begins almost at the shore: snorkelling from the jetty, diving without a boat, the water right by the house. For a diver it is the best Sharm has, and sea access on the area card is graded excellent. But the shore is a cliff, not a beach: the water is reached by stairs and hotel pontoons, and 'first line' here means view and closeness, not an easy way into the water. So the main question about any building on the cliff is the descent: whose it is, whether it is open all year, its condition, how many steps down and, above all, up. There is no sandy beach for children here; there are hotel platforms and town beaches further along the coast.

What is for sale

The stock is mixed: old buildings on the cliff, among them some of Sharm's first residential blocks, and newer compounds behind them, towards Hadaba. Position means more here than in most areas: the front row above the reef and three streets inland are a different price and a different property, and that distance is worth walking rather than measuring on a map. The Dommare compound directory has no cards assigned to Ras Um Sid yet: the boundary with Hadaba and Naama Bay is disputed, and some compounds that OpenStreetMap places here — Sunterra, for instance — are sold and searched as Naama Bay in the market, which is where we show them. Area cards will be added as they are verified; until then use the listings with the area filter and the area page.

The area description and the airport time come from the Dommare directory, with sources on the card. We quote no area prices: they move, and every figure in the catalogue carries a source and a date.

How Ras Um Sid differs from Hadaba

  • The shore: in Ras Um Sid the reef and the cliff are right by the house; upper Hadaba is a plateau with a descent and a road to the sea.
  • Building age: by the lighthouse stand some of the town's first residential blocks; Hadaba has more compounds from the 2000s and later.
  • Daily life: Hadaba is a residential area with shops, schools and a clinic along the main road; Ras Um Sid is walkable streets by the lighthouse with cafes and dive centres — for the rest, Hadaba or the Old Market.
  • Demand: in Ras Um Sid the winter demand from divers is the steadiest in town; in Hadaba, year-round residents.
  • Wind: noticeably stronger on the headland, which affects terraces and windows on the open side.

Who Ras Um Sid suits

  • Divers and snorkellers for whom the reef is the reason to live in Sharm: the wall beneath the windows, dive centres within walking distance.
  • People who want the sunset over the open sea and Tiran from the living room — and are ready to pay for the front row above the reef.
  • People who want quiet near Naama Bay and the Old Market without their nightlife under the windows.
  • For letting — to divers in winter, with the steadiest off-season in town.
  • Not for: families with toddlers after a beach, anyone who struggles with stairs, and frequent flyers — the airport is furthest from here.

What to check at a viewing in Ras Um Sid

  1. The way down to the water: whose it is, open all year or not, the state of the stairs and jetties, the number of steps — and the climb back at noon.
  2. The view and its vulnerability: what stands between the building and the cliff now and what may be built there — the cliff view is the main value here and the main risk.
  3. Building age and services: plumbing, wiring, lift, generator — the old blocks by the lighthouse make this the first question.
  4. Salt and wind: a building right above the reef ages faster — windows, railings, outdoor air-conditioning units, terrace sealant.
  5. A terrace on the open side: the wind is stronger on the headland; furniture and awnings must be chosen for it.
  6. Shops within walking distance: fewer by the lighthouse than in Hadaba; check where the nearest grocer and pharmacy are.
  7. Noise: the cafes and dive centres by the lighthouse are alive until evening; the cliff hotels have their own venues and music.
  8. Service-charge arrears and the management company: in older buildings, checked in writing before the deposit.

How to read prices in Ras Um Sid

Compare building with building and row with row, not area with area. The front row above the reef with a view and its own descent is a separate market with a separate buyer, and its price says nothing about a flat three streets inland. The difference in building age adds a second axis: an old block by the lighthouse with a view may cost as much as a new compound without one behind it, and the choice between them is about what matters more to you — the reef beneath the window or new services.
