El Montazah lies north of Naama Bay, along the stretch that runs parallel to the airport. It is residential rather than resort: private villas and low-rise blocks on wide plots, with the ground rising enough in places for the sea and Tiran to be part of the view.

What it is like

It is one of the quietest of the built-up districts. There is no promenade and no strip of bars; there are neighbours who live here all year, and streets where nothing much happens after dark. People who choose Montazah are generally choosing that, along with more land than the same money buys closer in.

The airport is a few minutes away, which is convenient on arrival and, on some plots, audible. Naama Bay and its restaurants are a short drive rather than a walk, and so is most of the rest of the town.

Buying here

Stock leans towards villas and townhouses more than anywhere else in Sharm, alongside apartment compounds. Plots vary a great deal in how close they actually are to the water and in what stands between them and it, so the position of a specific plot matters more here than the name of the district.

Demand is long-stay rather than nightly: residents, families, people wintering. That is steadier and quieter than the beach areas, and it is a different business from a flat in Naama Bay.
