List your property
We publish a listing after we have seen its documents — not before. It is slower than the alternative, and that is exactly why a Dommare listing is believed. Below: how it works, what to have ready, and what we will not do.
How it works
First we look at the property and the documents, then we agree the description and the price with you, then we photograph it — and only then does it go up. Every check goes into the Property Passport that buyers see: not a mark saying 'all fine', but a list of what arrived and what it showed.
Nothing is published before you have seen how it will look. You set the price; we say what we see across comparable properties, and we do not insist.
Buyers' enquiries reach an advisor, not you. You see how many there are and what stage they are at, without a stream of calls from people who were browsing the catalogue.
What to have ready
- The documents evidencing your right to dispose of the property.
- Identity documents, and a power of attorney if a representative is acting.
- The position on arrears: the compound's service charge and utility bills.
- An inventory of furniture and appliances if the property is sold furnished.
- The exact area and what evidences it: claimed and measured areas differ more often than people expect.
- The compound's rules on letting and renovation — a buyer will ask, and it is better to know the answer in advance.
About exclusives
An exclusive is a written agreement, not a label on an advertisement. We show it only where such an agreement actually exists, because otherwise the word means nothing on a website.
Working without one is possible. We will simply be honest about the difference: without it we do not invest in photography and promotion for a property that may go through another agency tomorrow.
What we do not do
We do not publish a property whose documents we have not seen, and we do not give it a verification mark the checks do not support.
We do not state a view, a distance to the sea or a service charge in an advertisement when we cannot name the source.
We do not hand your contact details to buyers and do not let a buyer reach you directly — every enquiry goes through an advisor.
The order it happens in
- A conversationWhat the property is, what you want out of it and by when. This is also where we say plainly if we think the timescale or the price is unrealistic.
- DocumentsWe look at the right to dispose, identity, and the compound's arrears. Documents are never published and have no public links — only the state of a check reaches the site.
- Viewing and photographsWe come, we look, we photograph. We do not hide the bad parts: a buyer will see them at the viewing anyway, and a discrepancy discovered on site costs the sale.
- Description and priceWe write the text and the specification and agree them with you. Every number gets a source — what you stated is labelled as stated by you.
- PublicationThe listing goes live after an editor has reviewed it. There is no automatic publication here: it is always a person's decision.
- Enquiries and the saleAn advisor handles buyers, shows the property and carries it through to the deal. You see the stages, not a stream of contacts.
What people usually ask
- What does listing cost?
- Listing is free. We earn on the transaction, and the terms are agreed before publication rather than after a buyer has appeared.
- What if the documents are not in order?
- We will say plainly what is missing and explain what needs to be obtained. Sometimes it takes a week. Until a document exists the Passport will say 'not provided', and that is better than a listing that falls apart at the deal.
- I am not in Egypt. Is that a problem?
- No. We do the viewing and the photographs, documents are accepted as scans, and signing can go through a power of attorney. What exactly is required in your case is a question for a lawyer, and we arrange that.
- Can I let rather than sell?
- Yes. The order is the same: documents, viewing, description, publication. The set of checks differs, and for letting the compound's rules on short lets matter.
- Who sets the price?
- You do. We show comparable properties and say what we think of the price, but we do not set it for you and we do not publish at a price you disagree with.
The listing is created in your account: sign in with a code, answer six short steps, and a Dommare advisor reviews it within one business day.
