New developments in Sharm El Sheikh 2026: what is being built, by whom, and what is known about dates

Large shoreline schemes, new phases in established resorts and recent buildings in Montazah and Nabq — from the directory, with a source for every date. Who builds in Sharm and how to buy in a project under construction without a lottery.

Sharm El Sheikh is being built — but not the way Cairo or the New Capital are, with hundreds of towers and cranes on the horizon. Construction here is pointwise: a few large schemes on the shore, new phases in long-established resorts, and individual buildings in Montazah and Nabq. This article is about what is being built in Sharm now, according to our directory and open sources, who is building it, what is known about delivery dates, and how to buy in a project under construction without turning the purchase into a lottery. There is not one delivery date here without a source — and that is deliberate.

Large schemes on the shore

Sharm Bay — Talaat Moustafa Group, Sharks Bay

The largest building site in Sharm today: a territory next to the Four Seasons on the Sharks Bay side, with a marina of its own. The facilities announced are beach access, a spa, a sauna, a restaurant, a cafe, gardens, a playground, parking and security. The size is given as 'approximately 3,000' units — an approximation we do not record on the card; no source names a delivery date. The same group, a listed Egyptian company, is developing the Four Seasons Private Residences next door. Buying here is classic off-plan: you pay by schedule for what does not yet exist, and the key document is the contract with its schedule and its terms on delay.

Cliffs, Curio Collection by Hilton — Sharm Dreams, Naama Bay

Branded residences on the cliffs above Naama Bay: Sharm Dreams Group builds, Hilton provides the brand and the management standard. The project's own site confirms the name, the cliff-top position, the developer and the Hilton partnership and lists the unit types — studios, one- and two-bedroom apartments and villas. It publishes no unit count, no delivery date, no amenity list and no beach claim, so those fields are empty with us. Branded residences are a new format for Sharm: you buy not only a flat but the hotel operator's rules — their service and their restrictions on use.

Naama Town Residence — Naama Bay

A residential and hotel scheme in Naama Bay whose first phase is five buildings. The single source, an agency, states 83 apartments in five buildings in phase one and 376 hotel rooms in phase two; those are phase figures rather than a project total, so we show no overall count. The same source names PromoSharm Real Estate Development as the developer — uncorroborated, so the company is not in our directory. A single source is one reason to check such a project more carefully.

New phases in existing resorts

The second group of Sharm's 'new builds' is not new territory but new buildings in compounds that have been lived in for years. Viva Reef in Nabq has been built in phases since 2006: the current phase, Building 28, is stated for December 2026 — the project's own site and an independent agency confirm the name and location. For a buyer this is a favourable format: the infrastructure works, the neighbours are in, the management is known, and the flat is new. Oasis Villas in Nabq: phase one delivered in December 2013, later phases open-ended. Sharm Hills in Montazah: phase one 2018, phase two May 2020. Jasmine Residence in Naama Bay is an example of disputed data: the same page gives 31 December 2021 and simultaneously marks the project as under construction, so we recorded no year.

Every date in this section comes from the Dommare directory cards, with sources named for each compound. Where sources contradict each other the field is left empty and the contradiction is described on the card.

New buildings in Montazah and Nabq

The third group is small buildings by local developers, of which Montazah has gained several in recent years. The Royal Residence series — low-rise buildings by a private beach: Royal Residence 2 was completed on 1 August 2019 according to the project's site; Royal Residence 4 has 16 apartments facing the Red Sea and Tiran, delivered in 2023; Royal Residence 5 has 26 apartments, where the source gives not a completion but a due date, 15 December 2024, so the status should be confirmed with the seller. Sunny Beach Resort by Sunny Group is one of the best-corroborated cards in the directory: two independent agencies agree on a handover date of 1 December 2022. Moona Sharm Resort in Nabq, a small gated complex of four-storey buildings, was completed on 1 December 2022 according to its single source. Orchid El Montazah: delivery in 2021 according to an agency.

These buildings are finished or at the final stage: for a buyer who wants a new flat without construction risk, they are usually the best option in Sharm — new homes you can touch.

Who builds in Sharm

The Dommare directory lists 11 developers. The large national groups are Talaat Moustafa (Sharm Bay), Al Ahly Sabbour (Sunterra), Amer Group (Porto Sharm in Nabq, 5,000 units on 800,000 sq m according to the developer) and Dorra (Diar Al-Rabwa, Grand Sharm). The local ones are Sunny Group (Sunny Beach, Sunny Village), Kafafy Group (The View Resort, Oasis Villas), Sharm Dreams (Cliffs) and Pulse Developments (Sharm Oasis; in July 2026 the trade press reported large joint plans by the company — the figures quoted there are hotel keys, not flats). Each has a verification level in the directory and a list of delivered schemes you can go and see. How to check a developer is a separate article.

How to buy in a project under construction

  1. Visit this developer's delivered schemes in town: how they look after five years, how they are managed, what residents say.
  2. Read the payment schedule and the delay clause in the contract: what happens if the building is not delivered on time — compensation, termination, nothing.
  3. Establish what exactly you are buying: a unit in the residential part or the hotel part, with what rules on use and letting.
  4. Ask who the management company will be after delivery and what the service charge will be — for projects under construction this is usually unknown, and it must be known before a deposit.
  5. Check the stated date against the actual pace: go to the site, see what is done, compare with the schedule.
  6. Every document to a lawyer before the first payment, not after.

Off-plan or ready: the short answer

Off-plan in Sharm gives a lower price and a choice of layouts but demands patience and a checked developer. Ready new homes — the 2019–2023 buildings in Montazah and Nabq — give the same feeling of new without the wait and with a known management, at a higher price. A new phase in a living resort sits between the two. In the Dommare catalogue properties under construction carry an off-plan mark and every date its source; the New developments section gathers them together.
