Nabq runs north from the town towards the airport along a flat, open coast. Where Hadaba is a plateau and Naama a bay, Nabq is width: wide roads, big plots, compounds with lawns and more than one pool, and a shoreline of shallow lagoon backed in places by mangroves.

What it is like

It is the newest part of Sharm and the least dense. Compounds here are large and mostly self-contained — the pool, the shop, the gym and the gate are the neighbourhood, and what is beyond them is a drive rather than a walk. That suits people who wanted space and a garden, and does not suit people who wanted to walk to dinner.

The water is the other thing to see for yourself. The lagoon is shallow and warm and excellent for children; at low tide, in places, it is very shallow indeed, and swimming from the shore means walking out over a reef flat. Compounds solve this with jetties and pools to different degrees, and it is worth asking exactly how before buying.

Buying here

Stock is newer than anywhere else in the city and includes genuine off-plan projects. That opens payment plans, which do not exist in the resale market, and brings the questions that come with buying something unbuilt: what the developer has actually delivered before, and what the contract says about handover.

The airport is close, which is convenient on arrival and audible on some plots. It is worth standing on the balcony before deciding how much that matters to you.
