Property ownership in Egypt: what the title documents mean
When a seller says the papers are in order, ask which papers. Egypt has several forms of ownership and contract documentation, and they give a buyer different positions.

Why property ownership in Egypt covers several different things
Property ownership in Egypt is not a single legal object with a single document behind it. Several different forms of ownership and contract documentation exist, and they are not equivalent to one another. Two buyers in the same compound can hold quite different positions and both describe themselves as owners.
That is why the useful question is not whether the papers are in order. It is which paper the seller holds, what it establishes, and what it does not. This guide sets out the questions each document answers so you can ask them precisely.
The four questions any document has to answer
- Who holds the right? The name on the document, and whether it matches the person you are dealing with or someone acting for them.
- What right is it? Ownership of the unit, a contractual claim to receive it, a right to use it for a period, or something else.
- Can it be transferred, and how? What the seller has to do to pass it to you, and whether anyone else has to consent.
- What is recorded against it? Whether the right or the contract is registered anywhere, and whether anything sits over it.
Every form of documentation answers those four questions differently. A document that answers only the first one is not enough to pay against.
The forms you are likely to meet
A registered title is the strongest of the positions in principle, because the right itself appears on an official record rather than resting only on an agreement between two parties. Registration in Egypt has historically not been universal, so a unit without one is not automatically irregular — but the difference matters and should be understood rather than glossed over.
A court-validated contract is a different instrument. A court process has confirmed the contract between the parties. That is not the same thing as a registered title, and the two carry different consequences, particularly for what you can do next and how you would resist a competing claim.
A registered sale contract sits somewhere between the two: the contract has been recorded, which is more than a private agreement and less than title on the register. Which of these applies to a given unit depends on its history, and units in the same building can differ.
A usufruct arrangement gives a right to use and enjoy a property for a defined period rather than ownership of it. It can be a perfectly sound structure, and it is a different asset from a freehold unit. An off-plan contract is a contractual claim on a unit that does not yet exist, so what you own until handover is the contract and the obligations in it. A hotel-operated unit adds a management layer with its own agreement, which can restrict how and when you use the unit.
What to ask to see, and in what order
Ask for the document itself, not a description of it. Then ask for the chain behind it: how the current holder acquired the unit, and what documented step connects them to whoever held it before. A gap in that chain is the single most common problem, and it is far cheaper to find before a deposit than afterwards.
Check that the unit described in the document is the unit you saw. Building, floor, unit number and area should reconcile. If the seller is a company or a representative, ask for the document that gives them authority to sell, and have your lawyer read its scope.
How the Property Passport handles this
Dommare records the document side of a listing as a set of checks, each with its own state: not provided, received, under review, reviewed, verified, requires clarification, expired, or not applicable. It is a set of states, not a score, because a single number would hide exactly the distinctions this article is about.
A tick appears on a card only when an active, versioned criteria set has been fully met, and the version is shown. Where there is no active criteria set, there is no tick — the platform leaves the space honest rather than filling it. Raw legal and identity documents are not published publicly; what is public is the state of each check.
There is no ranking, and that is the point
This guide does not tell you which form is best, because that depends on what you want the property for, how long you intend to hold it, whether you plan to let it, and what your exit looks like. A usufruct that suits one buyer is wrong for another.
What is common to every case is that you should know which form you are buying before you pay, and you should hear that from a lawyer who has read the actual documents.
The next step
Open a listing you are interested in and read its Passport section: it will show you which document checks have been received and reviewed and which are still open. Bring the open ones to a Dommare advisor and ask what is needed to close them for that unit. That conversation is more productive than a general question about Egyptian law.
Which documents to ask a property seller for in Egypt — and in what order
Documents before money: about the property, the seller and the debts. Why copies are not enough, in what order to ask, what changes when a representative signs, how it works in the Property Passport and which answers from a seller are a red flag.
Buying property in Egypt as a foreigner: what you can buy, in which form, and how a transaction works
Foreigners have long bought in Egypt in volume, but the honest answer to 'can I' is longer than 'yes'. What is available, why the form of title is not one construction, how a transaction from abroad works, how it differs from what you know and what a purchase does not give by itself.
How to buy a flat in Egypt from Russia in 2026: step by step, money, documents
The law is the same for every foreigner, but a buyer from Russia has logistics of their own: money through a chain of banks, document legalisation, a power of attorney instead of a second flight, a contract in Arabic. Eight steps from decision to keys and the list of what breaks most often.
